Previous Agent Marketed For 5 Months Without Any Offer. We Sold It In 2 Months At A RECORD PRICE!

Mr & Mrs Ong are planning to decouple and each own one private property after selling their EC when it reached its Minimum Occupation Period (MOP). When they first called us, these were their exact words:

These were their exact words when Mr & Mrs Ong called us back in December 2020. We met up January this year to understand from the owners what problems they faced and what exactly happened in the past 5 months of marketing their property.




5 main frustrations they faced :


1. Low frequency of viewings

2. Agent keep telling them there are a lot of units selling within the project and they should reduce their selling price

3. Mismatched buyers; agent did not filter the buyers and their budget before arranging viewing

4. Lack of communication between them and the agent

5. No substantial plan and direction from the agent




After talking to them and understanding their situation…


1. We did a Competitive Market Analysis (CMA) to study the project internally and also compared the project with neighbouring projects in the area to better understand the current market demands.


2. We found a unique selling angle for them through our *ADVANCE Seller Manual* to give our unit a competitive edge over the other units in the development, hence maintaining their asking price.


3. We carefully scripted a Home Tour Video for potential buyers to view the unit before coming down for the actual viewing. This step is crucial as the buyers who came down for the physical viewing had already seen the unit virtually and shortlisted the unit as one of those in their “to-buy list”.


4. We update them regularly on the progress of the viewings and what are the feedbacks given by the viewers.


5. We also calculated their finances to make sure they are able to own 1 private property each comfortably after selling their EC as we do not want them to overstretch and feel stressed out about the monthly instalments.





After sharing with them our *ADVANCE Seller Manuel* and our step by step marketing strategies for their unit, they agreed to work with us hand in hand in order to achieve the targeted price that they want to achieve.


Long story short, we did a round of makeover to the place, touching up the walls and changed a few furnitures to bring out the functionality of the area. We also took a video home tour and targetted specifically the buyers that we feel will appreciate our unit on social media using our precise online marketing techniques. A few groups of serious buyers came down to view the place and after many many rounds of negotiation...



We are extremely excited to share that 𝐢𝐧 𝐥𝐞𝐬𝐬 𝐭𝐡𝐚𝐧 𝟓 𝐰𝐞𝐞𝐤𝐬, 𝐰𝐞 𝐡𝐚𝐯𝐞 𝐡𝐞𝐥𝐩𝐞𝐝 𝐭𝐡𝐞𝐦 𝐚𝐜𝐡𝐢𝐞𝐯𝐞𝐝 𝐚 📈𝐑𝐄𝐂𝐎𝐑𝐃 𝐁𝐑𝐄𝐀𝐊𝐈𝐍𝐆 𝐏𝐑𝐈𝐂𝐄📈 of $110,000 more than their neighbour on a higher floor‼️ We managed to get their EC a PSF of $1,015.12 which is the selling PSF of a neighbouring condominium!!!
